Our Broward County Property Appraiser Marty Kiar, in his latest newsletter, has the answers you are seeking.  His office mailed over 776,000 TRIM (proposed tax) Notices to Broward County property owners last month. The 2023 Just/Market Values are based on the market data from 2022 as Florida Statutes require our office use January 1 as the date of assessment each year.  It is important to remember the Property Appraiser’s Office does not set or collect taxes.

If you believe you are entitled to a Homestead Exemption or any other exemption not shown on your TRIM Notice, you may still late file for any 2023 exemption until September 18, 2023. The ABSOLUTE deadline to file an application for any 2023 exemption or to appeal your property’s 2023 Just/Market Value is September 18, 2023.

If you believe your Just/Market Value is not what a buyer would have reasonably paid for your property on January 1, 2023, you should first contact our office.  If after speaking with one of our appraisers, you still do not agree, you can file an appeal with the Broward County Value Adjustment Board.  If you were denied an exemption, you may also file an appeal with the Value Adjustment Board challenging this denial.

Mayor Lamar Fisher, in his latest newsletter, focuses on the extreme heat advisories we are having and provides some helpful tips on being safe.  The County’s Resilient Environment Department has taken steps to help residents and visitors deal with the prolonged heat. Affordable housing is still an issue in our county.  Funding was approved for $12.9 million in gap financing to fund the development of 340 new affordable homes in the cities of Fort Lauderdale, Hollywood and Lauderhill.  Since 2018 the County Board has allocated more than $100 million to 27 projects which has created more than 2,500 affordable homes in our community. He goes on to discuss country organizations working on economic development and transportation improvements.

The Broward County Property Appraiser Marty Kiar mails the TRIM (proposed tax) Notices in August of each year. This is NOT a tax bill but shows your property’s 2023 Just/Market Value, exemptions, and proposed taxes as set by the various taxing authorities. The TRIM Notice is your opportunity to review your 2023 Just Value and ensure you are receiving all the tax-saving exemptions you are eligible for.

Mayor Fisher’s newsletter focuses on the upcoming hurricane season.  He also discusses the county’s response to Sargassum on our beaches and the dangers of flesh-eating bacteria associated with this beach issue.  The newsletter goes on to talk about the economic engines in the county:  Port Everglades and the Fort Lauderdale Airport.  The newsletter cites many resources for county residents to gain information about important issues.

In his July 2023 newsletter, Broward Property Appraiser Marty Kiar discusses veterans with a service-connect disability and how to get an exemption on your property taxes.  The disability exemption can be emailed to Marty’s office.

He also discusses helpful resources available to all of us.  These include property owners needing proof of residency for school applications, sales in your condo/coop, and the importance of participating in the Owner Alert program to protect your property against fraudulent deed transfers.

Mayor Lamar Fisher, our county commissioner, reminds everyone about the County’s helpful hurricane preparedness resources. Make sure to visit Broward.org/Hurricane for all your hurricane preparedness needs.  Other items of interest in the May 2023 newsletter include the new Film Lauderdale website to support the Film Commission that assist with film making in our county.

Other issues discussed are solid waste update, small business initiatives, and multi-billion-dollar Premium Mobility Plan (PREMO) which will forever improve the transportation landscape in Broward County. This transformational initiative will add over 200 miles of new premium transit services to its existing service network.

Broward Property Appraiser Marty Kiar has announced that the preliminary 2023 property values are posted on their website at bcpa.net. The office must consider changes in market conditions – up or down – when developing the Just/Market Values each year.  The 2023 Just Values are based on the market data from January 1, 2023 back through January 2, 2022.

His office will mail the 2023 TRIM (proposed tax) Notices to all Broward property owners in mid-August.  This notice will show your property’s 2023 Just Value, Assessed/Save Our Homes Value, all tax-saving exemptions you are receiving, and the proposed tax rates as set by the various taxing authorities.
